What's Happening at Hellas?
We hope you can join us for the Annual Membership meeting this Janaury where we will be finalizing the 2025 budget and will be considering landscaping, parking, water management, and repaving issues.
2025 Calendar
January 26 - Annual Membership Meeting, 2-4pm
February 1 - Holiday Decorations must be in
March 1 - Garden fees are due.
April TBD - Quarterly Board Meeting
May 1 - Seasonal Turn Over, Garden and bike rack are open, bring your shovels in and put your potted plants out!
July/Aug TBD - Quarterly Board Meeting
October 31 - Garden and bike rack are closed, potted plants are in, seasonal decorations, shovels can go out.
December TBD- Quarterly Board Meeting
HOA Fees
2025 $243/month - Adjusted annually, paid by check only.
An initial fee of $1,701.37 (2025 amount, increases 3% per year) is paid by new owners at closing towards capital improvements and reserve.

Vehicles must be moved during plowing operations. Plowing of parking spots occurs at 10 am following a storm - Cars must be moved promptly to the center median or a visitor spot on the opposite side and then back promptly when plowing is complete. Building 322 plowing of parking spots occurs from roughly 10-10:15am and building 326 from 10:15-10:30am.
Leases must be presented to the Board before renting, and must meet Minimum Requirements for Leases.
Any changes to your deck, porch, or any appearance of the exterior of your unit must have an approved Variance Request.
NEW: Every dog at the property must be registered with the Association, and must have a one-time DNA swab. Contact us for more information. Pick up after your dog.
